 When filing a Dispossessory, a landlord-tenant or tenancy at sufferance relationship must exist. If tack and mail service is utilized, a default judgment for rent cannot be obtained. The defendant (tenant) will have 7 days to answer from the day it is served by the sheriff. If defendant fails to answer, a Writ of Possession will be issued.
